What is controlled development?

A controlled development is a planned approach to land development.

At Isanji Village, we have specific rules and regulations established to guide and regulate the way properties can be developed.

The aim is to ensure consistency, order, and adherence to certain standards. Our regulations typically cover various aspects of development, such as building height, architectural design, land use, landscaping, and other factors that contribute to the overall aesthetics and functionality of the area.

For example in our development, when you buy a plot in Avocado Court, you will know your neighbour can only build one of the 4 housing types we offer. As opposed to them deciding to build flats for rent.

What does our control development cover?

Design guidelines

To help create a consistent visual appearance of the neighborhood and protect the character of the development. These guidelines include items like height of the house, setback requirements, architecture style and colors.

Infrastructure guidelines

A plan for how infrastructure like water, roads, side walks, security boundary, community gardens, landscaping, waste disposal, etc will be handled in the development and how the costs for maintaining them will be met once established.

Environmental Guidelines

We will incorporate environmental considerations for our green spaces, tree preservation in our conservation space, stormwater management, rain water harvesting, use of solar power and other renewable energy sources, composting and recycling of waste.
